The main purpose of the amendedments are to implement the results of a review of the Building Regulations to reduce unnecessary burdens on industry and to provide practical guidance with respect to the requirements of the Building Regulations 2010.

The amended Approved Documents take effect on 6th April 2013 for use in England, except for Approved Document L and F which will take effect from October 2013.  

The amendments to Approved Documents A, B, C, D, E, G, H, J and M are consequential to the introduction of a revised Approved Document – Materials and Workmanship to support Regulation 7 (updated to reflect the introduction of the European Construction Products Regulations).

Major Changes are with effect from 6th April 2013

Ø  Approved Document K –  changes include amalgamation of AD N: Glazing safety in relation to impact, opening/cleaning along with overlapping guidance contained within AD M.

Ø  Approved Document N -    will be withdrawn as of April 2013.

Ø  Approved Document P – the range of electrical installation work that is notifiable has been reduced. An installer may use a registered 3rd party to certify notifiable electrical installation work as an alternative to a Building Control body.

It should be noted the previous editions will continue to apply to work started before 6 April 2013, or to work subject to a building notice, full plans application or initial notice submitted before 6 April 2013.

Ø  Approved Document L and F – Changes to introduce amended guidance for Energy Performance Certificates and a wider package of revised Co2 targets for domestic and non domestic building emmissions – more information will follow with a larger news feature.
